The following are examples of major regional projects completed by the founding Principals:
CLIENT: Trizec Hahn Hollywood
LEAD AGENCY: Community Redevelopment Agency/Los Angeles
An EIR was prepared for the Hollywood & Highland project, consisting of 1,172,000 square feet of commercial and entertainment retail, restaurants, multiplex theater, live theater and hotel uses. This iconic project was the first major development to be completed in Hollywood in almost 20 years when it opened in 2001. The project included the Kodak Theater, which has been the home of the Academy Awards since 2002. Three Addendums to the EIR have also been completed, which addressed changes in the project, including alterations to the Kodak Theater to provide a permanent venue for Cirque du Soleil beginning in 2012.
CLIENT: Los Angeles Arena Company
LEAD AGENCY: Community Redevelopment Agency of the City of Los Angeles
An EIR was prepared for a new 20,000 seat sports and entertainment arena, 100,000 square feet of ancillary retail, restaurant and entertainment uses and up to 50,000 square feet of office space in downtown Los Angeles. The project site was adjacent to the Los Angeles Convention Center, necessitating close coordination and sensitivity to the ongoing operations of that facility. The project provided a catalytic boost to the development of the South Park area of downtown Los Angeles. The EIR also made provision for future development of up to 500,000 square feet of retail, restaurant, and entertainment uses and up to 1,800 hotel rooms on adjacent parcels that ultimately became the L.A. Live project.
CLIENT: SAMS Venture, LLC
LEAD AGENCY: US Air Force, US Department of Housing & Urban Development, City of El Segundo & City of Hawthorne
An EIS/EIR was prepared for a series of actions related to the possible conveyance, development, and use of four properties currently belonging to Los Angeles Air Force Base (LAAFB), which are referred to as Area A, Area B, the Lawndale Annex, and the Sun Valley Property. LAAFB houses several commands, which encompass functions, related to research, development, and the procurement of military space systems. Under the proposed concept, Area A, the Lawndale Annex, and the Sun Valley Property would be conveyed to a private developer (a partnership of Kearny, Morgan Stanley Real Estate Fund IV, and Catellus) in exchange for constructing new buildings for the Air Force on Area B. The project may also include the use of federal or State development incentives, including but not limited to: Brownfield grants, lease financing and certificates of participation, Mello Roos special tax bonds, Base Retention grants, Infrastructure Financing Districts, tax-based incentive agreements, redevelopment funds, and/or other similar financial incentives.

LEAD AGENCY: City of Los Angeles
An EIR for the Metro Universal Project located in the Sherman Oaks-Studio City-Toluca Lake-Cahuenga Pass Community Plan Area of the City of Los Angeles. The project site is generally bound by Bluffside Drive to the north and west, Lankershim Boulevard to the east, and Ventura Boulevard to the south and west. Campo de Cahuenga Way and the Hollywood Freeway bisect the project site at the central and southern portions of the site, respectively. The existing uses on the project site included operation of a transit/transportation hub associated with the Universal City Metro Red Line Station. The project proposed the development of approximately 1.47 million square feet of new commercial and possible residential uses in two phases. Phase 1 included a 655,200 square foot office and a 315,000 square foot media production complex with up to 1,929 parking spaces, and a separate parking garage with up to 1,780 parking spaces, of which 800 were designated for use by Metro patrons and 25 for patrons of the Campo de Cahuenga historic site. Phase 1 also included up to 25,000 square feet of retail/restaurant facilities. Phase 2 included a 489,100 square-foot office building or a mixed-use hotel/residential building comprised of 400 residential units, 300 hotel rooms and ancillary meeting rooms, restaurant/lounge areas, spa space, and residential amenities. Phase 2 included the provision of up to 1,467 parking spaces. The project also included new bus drop-off, transfer, and layover facilities associated with the Metro Red Line station. Development of Phase 1 occurred on Sites A, B; Sites D and E were to be restriped to accommodate additional spaces for use as park and ride facilities.
CLIENT: City of Santa Clarita (Applicant: Synergy-Brookfield, LLC)
LEAD AGENCY: City of Santa Clarita
An EIR was prepared for the Keystone project in the City of Santa Clarita located on 246-acres of undeveloped land west of the westerly extension of Ermine Street, north of the Santa Clara River between Plum Canyon road and Soledad Canyon Road. The project consisted of the subdivision of the site into 132 lots for a mix of residential (single-family and multi-family), recreational, educational, YMCA facility and open space uses. The project specifically included construction of 979 dwelling units that consisted of 96 single-family lots, 216 multi-family apartment units, and 667 townhouse units and finished (graded) lots for a 1,200-1,600 student and 70-faculty/staff junior high school, and an approximate 30,476 square foot community/fitness YMCA center. The proposal included a trail system that connected to regional trails as well as on-site trails. The future cross-valley connector road, Newhall Ranch Road, would provide access to the project site. Build out of the project included the extension of Golden Valley Road to Newhall Ranch Road; however, approximately 1,890-feet of Golden Valley Road is located outside the project boundaries. In order to provide access to the project site, the project applicant proposed to construct this 1,890-foot roadway segment, which was analyzed in this EIR as part of the project.
CLIENT: City of Calabasas (Applicant: Malibu Valley Inn)
LEAD AGENCY: City of Calabasas
An EIR was prepared for the Malibu Valley Inn & Spa Project located in the Santa Monica Mountains area of western unincorporated Los Angeles County and adjacent to the City of Calabasas. The project applicant proposed to annex the project site into the City of Calabasas. Mulholland Highway provided access to the project site from the east; Las Virgenes Road provided local and regional vehicle access from the west. The primary project entrance would be located along Stokes Canyon Road. The Malibu Valley Inn and Spa would be a full service resort, consisting of 201 guest units including a variety of hotel guest rooms and cottages, villas, executive suites, and a presidential suite. Guest services and recreational opportunities within the resort would include a swim and tennis club, a health spa, a signature restaurant, small boutique retail establishments, and a small privately operated wine tasting/dining facility. The existing Malibu Valley Farm located east of Stokes Canyon Road would cooperatively operate with the proposed project for the purposes of providing the "equestrian" experience for both resort guests and members of the surrounding equestrian communities. The on-site recreational and dining facilities would be available for use by the general public (including the proposed signature restaurant, wine tasting/dining facility, and health spa) or via membership (the tennis and swim center). Two additional guest service structures are proposed to address the everyday of resort guests including a reception building (equipped with lobby, casual restaurant, and boutique retail areas), and a meeting village (with ballroom, small meeting rooms, housekeeping). To keep the feel of rustic California throughout the project site, guest parking would be condensed within two underground parking structures beneath the conference and reception buildings. Five custom single-family residences are also proposed as part of the project. For planning purposes, the sizes of these residences were anticipated to range from 8,000 square feet to 10,000 square feet and would be located on lots ranging in size from 2 to 4 acres.
CLIENT: St. Andrews-Santa Monica, LLC
LEAD AGENCY: City of Los Angeles
An EIR was prepared for the Paseo Plaza Mixed Use Development Project located within the Hollywood Community Plan area of the City of Los Angeles on Santa Monica Boulevard between Wilton Place and St. Andrews Place. The project would involve the development of a mixed-use development of 661,650 square feet with retail, restaurant and commercial office space and residential components. The project site consisted of three sites. The development featured 375 residential units on Site 1, 23 residential units on Site II, and 36 residential units on Site III for a total of 434 residential units and 263,780 square feet for below grade, at-grade, and above grade, neighborhood serving retail uses and three levels of subterranean parking. The neighboring retail and subterranean parking would be located on Site I. The complex would be between 1- and 8-stories above grade and reach a maximum height of approximately 90 feet with an unoccupied architectural feature that would reach a maximum height of 108 feet. Site I is approximately 4.2 acres and is bordered by Santa Monica Boulevard, Wilton Place, St. Andrews Place and Virginia Avenue. Site II is located on the southeast corner of St. Andrews Place and Virginia Avenue, and Site III is located on the southeast corner of St. Andrews Place and Virginia Avenue. The project parking would accommodate a total of 1,730 parking spaces: 844 spaces for residential and 827 for commercial on Site 1; 23 residential spaces on Site II; and 36 residential spaces on Site III.
